By making a booking / reservation at Cross Farm Retreat LTD, Todmorden, you are accepting that you have read and fully accept the terms and conditions detailed below.
PURPOSE OF THE SITE
This website has been set up to provide a information and a booking platform for Cross Farm Retreat LTD.
PRIVACY POLICY
We do not collect extra information about our visitors from other sources, such as public records or bodies, or private organisations.
We do not sell to outside parties your personally identifiable information.
We may release your information if appropriate to comply with the law, enforce our site policies, or protect ours or others rights, property, or safety.

PAYMENTS
Customers can pay with all major credit cards.
BOOKINGS
All bookings must be paid in advance and is only confirmed upon receipt of payment, agreement to our terms and conditions and we have sent a written confirmation declaring your reservation.
We do not hold dates provisionally.
It is your responsibility to check the details on your booking confirmation are correct and notify us immediately of any discrepancies. We cannot accept responsibility for any errors not corrected prior to arrival.
CANCELLATIONS
Cross Farm Retreat LTD will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund.
Cross Farm Retreat LTD shall only be liable to return the monies received. No compensation or consequential losses shall be paid.
Cross Farm Retreat Ltd reserve the right to cancel or make changes to a holiday at short notice if for unforeseeable circumstances we are unable to provide safe accommodation due to extreme conditions including weather warnings, ill health, fire, administration or abuse towards staff or any other extenuating circumstances.
If Cross Farm Retreat LTD cancel your holiday due to our own fault, your full payment will be returned.
If cancelled due to circumstances beyond our control, for example national weather warnings or a national government restriction (such as Covid 19), the booking remains non refundable we will transfer the reservation to another date at your convenience. Cross Farm Ltd is unable to pay any compensation for cancelled reservations.
We also reserve the right to cancel a stay should the booking have been made due to an administration error on the booking system. A full refund will be given and the booking cancelled if this is the case.
Cross Farm Retreat Ltd cannot accept any liability or responsibility for any loss, including amongst other things consequential loss caused by cancellation and you accept that you have no further claim against Cross Farm Retreat Ltd.
Cross Farm Retreat Ltd also reserve the right to alter accommodation type if necessary, guests will however be informed of any changes to the booking before arrival
Cancellation by the Holidaymaker
Cancellation of the booking by the holidaymaker should be made in writing via email to hello@crossfarmretreat.com
Cancellation made after 14 days are non refundable and can be re arranged, cancellations made before 14 days will be refunded in full (unless reasons stated above)
Cross Farm Retreat Ltd cannot accept any liability or responsibility for any loss, including amongst other things consequential loss caused by cancellation and you accept that you have no further claim against Cross Farm Retreat Ltd.
CHECK IN / CHECK OUT
Every effort will be made to have the property available from 15:00 on the day of arrival. The property must be vacated by 11:00 on the day of departure.
Late departure will result in an additional charge being made.
Information about keys and how to collect them will be provided once full payment has been received.
We ask that you arrive after 3pm and before 6pm
On check out we ask you to leave your accommodation clean and tidy by 11.00am on your departure date. We would like to think the holidaymaker would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.
Extensions to departure time can be accommodated by prior arrangement only and are not confirmed unless agreed in writing. Guests have the right to occupy the Property for the paid for holiday period only (Housing Act 1988).
OCCUPANCY
The accommodation may only be occupied by the agreed number of booked guests at the time of booking. If you wish to amend the number of guests in your party, this must be agreed in writing prior to arrival.
When booking please confirm the number of guests. We reserve the right to refuse entry to the entire party if this condition is not observed.
Guests must undertake to behave in a proper, appropriate and legal manner with due respect to the owner, the property, accommodation, other guests and their property. If any guest behaves inappropriately, improperly, or illegally, Cross Farm Retreat Ltd reserves the right to ask the guest and their party to leave the site at anytime. Any refund will be at the discretion of the owner.
NOISE
Our ethos is all about Retreat, Restore & Revive. We therefore expect all noise to be kept to a minimum out of respect for fellow guests and our neighbours. Failure to respect others will lead to a warning, and if not complied with termination of your holiday without refund and loss of security bond.
No music is permitted outside or in the Bell Tent
DAMAGES
You are liable to cover the cost for any damage by yourself or those in your party any property or accommodation across the whole Cross Farm Retreat LTD site
The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state and condition as at the start of the holiday. Any accidental dame or breakages should be reported to the property owner (or their representative) prior to departure.
The property owner retains the right to make an additional charge for damage and breakages
Cross Farm Retreat LTD cannot be made liable for any theft or loss to yours or other in your parties personal property.
In addition, we reserve the right to sue the guest/guests for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property.
LIABILITY
The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.
All holiday makers / guests accept certain risks when exercising, walking around the gardens and grounds including but not limited to slips, trips & falls, personal injury, direct or indirect loss and damage to personal items or death.
Cross Farm Retreat Ltd cannot accept or hold any liability or responsibility for any personal injury or death, any direct or indirect loss, damage or theft to personal items, property & vehicles whilst at Cross Farm including the surrounding gardens & grounds.
Please note you walk around the grounds of Cross Farm at your own risk.
We hold public Liability insurance
SAFETY
You will be issued with welcome pack with full safety usage guidance for the wood burning stoves, gas appliances, fire pits hot tubs. We ask that you read carefully and agree to operate these appliances according to instruction. Camp fires are permitted only in the Chiminea in the grounds of the secret garden.
HOT TUB USE: As the lead guest, you are accepting this acknowledgement and disclaimer on behalf of each member of your party and will ensure each member of your party is aware of and strictly adheres to the guidelines set out below when using the hot tub
All members of your party and yourself as lead guest understand and agree that:
· The use of drugs, alcohol and some medications before or during use of the Hot Tub and Sauna may lead to unconsciousness with the possibility of drowning and can greatly increase the risk of fatal hyperthermia.
· Glass items are strictly prohibited from use in the Hot Tub and Sauna.
· No member of your party may use the Hot Tub without prior consultation with a doctor if they have any medical history of heart disease, low or high blood pressure, circulatory system problems or diabetes.
· Some medications may induce drowsiness and others may affect heart rate, blood pressure and circulation. If any member of your party has recently taken or is currently taking any medication, he/she will consult a doctor before using the Hot Tub.
· No member of your party may use the Hot Tub if they have an infectious disease or has any open sores and/or wounds due to the possibility of spreading infection.
· No member of your party may use the Hot Tub if they are pregnant or potentially pregnant without prior consultation with a doctor.
· Prolonged immersion in the Hot Tub may be hazardous to health.
· The Hot Tub must not be used immediately after strenuous exercise.
· All members of your party will shower before using the Hot Tub
· The Hot Tub will be kept covered at all times when it is not in use.
· Under no circumstances should any member of your party release water from a Wood Fired Hot Tub during your stay.
All members of my party and I accept and acknowledge that risks and injury may be caused or increased by our own acts, omission, negligence or failure to follow any guidelines provided to us and Cross Farm Limited Ltd shall not be liable in such circumstances.
All members accept and acknowledge that they will be held responsible and incur charges for damages to the Hot Tub and/or Lid which occurs during their stay.
Cross Farm Retreats accepts no responsibility for any direct or indirect loss, damage or injury suffered or incurred by any person using the Hot Tub.
By placing a booking you agree to be bound by these terms and conditions
NO SMOKING
Cross Farm Ltd operates a strict NO SMOKING POLICY inside any of our accommodation, buildings. Anyone smoking on the site is responsible for disposing of their cigarette butts in a bin and not littering the surrounding areas. Littering is a criminal offence, any littering will be reported to the local authorities
MISCELLANEOUS
Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.
The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.
The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.
The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.
PROHIBITED ITEMS
No firearms, hunting equipment, disposable BBQ’s, fireworks, lanterns, candles or illegal substances are permitted on the farm.
ANIMALS
Pet friendly accommodation coming soon until then no pets on site please. We have a dog called Milo.

Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to Cross Farm Retreat LTD immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.
The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.
FORCE MAJEURE
Cross Farm Retreat Ltd cannot be held responsible for a force majeure event if the implementation of the agreement is entirely, partially, temporarily or permanently prevented due to circumstances which are beyond our control including: threat of war, staff strikes, blockades, fire, flood, extreme weather, covid restrictions and other disruptions or events.
AUTHORITY TO SIGN
The person who makes the booking certifies that:
a). They agree Booking Conditions on behalf of all persons in the party.
b). They are over 18 years of age.
c). They agree to take responsibility for the party occupying the accommodation and in doing so take full responsibility.
MARKETING
We may send out marketing emails and offers when you subscribe. You can opt out once subscribed.
ORDER / CONFIRMATION EMAILS
We may email you with messages about your order or account activity. For example, we may email you to tell you that:
Your booking if confirmed
You’ve made a purchase
A questions about your order or booking
It’s not possible to unsubscribe from these messages.
We share your contact information with Squarespace, our website hosting provider, so they can send these emails to you on our behalf.
